Before the Session

Preparation makes the difference.

A professional photographer can only work with what's in front of the camera. The preparation you do before the session directly affects the quality of the images you receive.

Declutter Every Room

Remove personal items, excess furniture, and anything that doesn't belong in a published listing. Countertops should be clear. Floors should be free of shoes, bags, and scattered objects. Less is almost always more in property photography — a clean, sparse room photographs larger and more inviting than a full one.

Pay particular attention to: kitchen counters, bathroom surfaces, children's rooms, home offices, and any storage areas that will be photographed. If a room is used as storage, consider whether it should be included in the shoot at all.

Manage Light Before We Arrive

Light is the most important element in property photography. Before the session, open all curtains and blinds fully. Turn on every interior light in the property — ceiling lights, lamps, under-cabinet lights, and any feature lighting. Even in bright daylight, interior lights add warmth and fill shadows.

If possible, schedule the session for the time of day when the property receives the most natural light. For properties facing east, morning sessions work best. For west-facing properties, afternoon is preferable. We can advise on timing when you book.

Clean Thoroughly

Cameras capture detail that eyes sometimes overlook. Smudges on glass, dust on surfaces, and marks on walls are all visible in professional photographs. A thorough clean before the session — particularly of windows, mirrors, kitchen appliances, and bathroom fixtures — will noticeably improve the final images.

Specific areas to pay attention to: bathroom mirrors (no toothpaste marks), kitchen appliances (no fingerprints on stainless steel), windows and glass doors (clean inside and out where possible), and floors (swept and mopped on the day of the shoot).

Prepare the Exterior

First impressions often start with the exterior. Mow the lawn, trim hedges, sweep paths and driveways, and remove any vehicles parked in front of the property if possible. Garden furniture should be clean and arranged neatly. Any outdoor storage or debris should be moved out of camera range.

If the property has a pool, ensure it is clean and the pool area is tidy. Outdoor lighting should be functional for evening shots if applicable.

Small Touches That Make a Difference

A few simple additions can make a property feel more welcoming in photographs without staging costs. Fresh flowers on a dining table, a bowl of fruit on the kitchen counter, neatly folded towels in the bathroom, and cushions arranged on sofas are all low-cost touches that add warmth and life to images.

Avoid: artificial flowers, cluttered decorative items, and personal photographs. The goal is to make the space feel like a home that buyers can imagine themselves in — not a reflection of the current owner's personal taste.

After the Session

Making the most of your media.

Professional photography and video are tools. How you use them determines how much value you get from them.

Choose Your Hero Image

The first image in your listing is the most important. Choose the photo that shows the property's most compelling feature — often the main living space, the kitchen, or an exterior shot with good natural light. This is the image that determines whether someone clicks.

Order Your Images Intentionally

Think of your photo sequence as a tour. Start with the exterior, move to the main living areas, then bedrooms, bathrooms, kitchen, and finish with any special features. A logical sequence helps buyers understand the property layout.

Share the 360° Tour Link

Add the 360° tour link to every listing and every WhatsApp message you send to inquiries. Buyers who explore the virtual tour before a physical visit are typically more serious and better informed when they arrive.

Publish the Video Consistently

Post the social media video when you first list the property, and again at intervals during the listing period. Video content receives more organic reach than static images on most social platforms — use this to your advantage.
